Hyderabad saw 7 separate deals for 769+ acres, accounting for over 46% of the total land transacted between Jan-Sept. NCR sealed 16 separate transactions accounting for 14% of the total land deals covering approx. 234 acres.
Plots have become a hot ticket for property investors on the post-pandemic marketplace. Undoubtedly, well-chosen land offers higher returns on investment when compared to apartments. Average plots prices across India's major cities, and especially in NCR, rose considerably over the last two-and-half years.
this is the first time that in a quarter, NCR’s total unsold stock clocked in lower than in South India's collective unsold stock. In the West's MMR and Pune, the unsold stock declined by 10% between the pre and post-pandemic periods - from approx. 3.07 lakh units by Q1 2020 to approx. 2.75 lakh units in Q1 2022.
Land-starved MMR saw 11 land deals involving 768 acres of area – a 64% share of the total 1,205 acres of planned residential development across the top cities. NCR came a distant second with 4 separate deals
ANAROCK also saw continued interest in the super-luxury market of INR 10 Cr+ inventory, which in total contributed to almost 10% of the sales value so far. While the luxury market of INR 2.5+ Cr inventory has contributed almost 20% of the sales value so far.
The average size of independent/builder floor flats outstrips that of apartments, and the average sizes have been increasing over the period. In contrast, apartment sizes were shrinking until 2021 (post the pandemic).

Santhosh Kumar Quits JLL, Joins Anuj Puri’s ANAROCK As Group Vice Chairman
New Delhi, 11 January 2018: Real estate industry veteran, Santhosh Kumar, today joined Anuj Puri’s new age real estate firm ANAROCK Property Consultants as Group Vice-Chairman, after more than a decade with international real estate consultancy JLL India as CEO – Operations.
He will be based out of ANAROCK’s Gurgaon office, with ANAROCK’s nine India offices, Dubai office and Finance reporting directly to him.
